HVHZ product approval
Every roofing material, fastener, and accessory installed in Miami-Dade or Broward must hold a current Notice of Acceptance (NOA) from Miami-Dade County. The NOA documents wind uplift testing, fastener pull-out values, and acceptable substrate combinations.
A contractor who specs a product without a current NOA cannot pull a permit. A homeowner or property manager who does not verify NOA status risks installation rejection at inspection.
Tenant operations
A commercial re-roof on an occupied building has to phase around the tenants. Restaurants need clear evening hours. Retail needs weekend hours. Medical office needs negative-pressure isolation during demo. The schedule has to match the operations.
System selection
Four systems dominate Florida commercial:
- TPO (Thermoplastic Polyolefin) — single-ply membrane, hot-air welded seams. Best for new construction and large re-roofs. Reflective white surface reduces cooling load.
- Modified bitumen — multi-ply asphalt-based. Best for re-cover work and complex penetration patterns.
- Fluid-applied (silicone, acrylic) — sprayed coating over existing membrane. Best for short-term life extension on serviceable existing roofs.
- Standing seam metal — for visible pitched commercial. Highest hurricane rating, longest lifespan.
