Roof Replacement — Perkins Roofing Corp.

Roof Replacement

Tear-off, re-deck, and new system. Tile, shingle, metal, or flat — chosen by code, slope, and hurricane zone.

Problem

This is when you call us.

Your roof reaches the end of its service life. Insurance flags it. The tile cracks under a foot, the underlayment dries out, the seals around penetrations no longer seal. Spot repairs stop pencilling.

Approach

How we do it.

A senior estimator inspects the deck and the existing system. We specify the replacement system that fits the building code, slope, hurricane zone, and budget — not the system that maximizes our margin. The proposal lists materials, fasteners, underlayment, drip edge, and warranty terms by line item.

Included

In the price.

  • Tear-off of existing system and disposal
  • Decking inspection; repair or replacement of damaged sheathing
  • Synthetic underlayment to current FBC HVHZ spec
  • New drip edge, valley metal, ridge vent, pipe boots
  • New shingle, tile, metal, or membrane to selected spec
  • Final inspection by Miami-Dade or Broward building department
  • Manufacturer warranty registration in the homeowner’s name
  • Workmanship warranty up to 10 years
Not Included

Honestly named.

  • Solar removal/re-install (subcontracted to licensed solar contractor)
  • Soffit and fascia repair outside the roof line (quoted separately)

Questions, Answered

Common questions.

How long does a replacement take?

5 to 14 days for a typical single-family home. Larger or tile-on-deck systems take longer.

Will my insurance pay?

Only if the existing roof is past its useful life or storm-damaged with documentation. We will tell you honestly during the site visit which case applies.

Can you install tile when the existing roof is shingle?

Sometimes. Tile loads ~7-10 lbs per sq ft, shingle ~3. We test the rafters and bring an engineer if a switch is on the table.

Do you charge for the estimate?

No. Site visit and written proposal are free.

What about color matching for HOA approval?

We supply HOA-approved color swatches and submit the application packet on your behalf.

Are permits handled?

Yes. We pull the permit, schedule the dry-in inspection, and the final inspection.
